Search the portals for a AED 200 million home and you will find a handful. There are far more than a handful in Dubai.

The difference is the off market layer: exceptional properties offered quietly, through relationships, without a listing, a portal photograph or a public price. In the prime tier it is not a niche. It is often the main market.

Why owners sell in silence

The reasons are consistent.

Privacy. At a certain level, a listing is an announcement: of a divorce, a relocation, a liquidity event. Public figures and business owners often cannot afford the signal, whatever the sale achieves.

Price protection. A home that sits on the portals ages in public. Days on market become negotiating leverage for every buyer who follows. A private sale carries no history and concedes nothing.

Control. Off market means every viewing is a verified, qualified buyer walking through by appointment. No open houses. No neighbours counting cars.

Multiple agency fatigue. Dubai owners know the pattern: one villa, nine agents, nine different prices on the same portal. Serious owners increasingly give one trusted advisor a quiet, exclusive instruction instead.

Why buyers who see this layer win

The public market is the visible part of Dubai's record breaking prime sector, the 296 ten million dollar sales recorded in the first half of 2026. The private layer sits alongside it, and access to it changes the arithmetic of a search.

Less competition, because fewer buyers ever see the asset. Better information, because a private introduction comes with the owner's real position, not a portal headline. And occasionally the only access there is, because some homes are never offered any other way.

How access actually works
