How to Choose a Trusted International Property Broker

Cross border buyers lose money in predictable ways: advice from agents who are paid by the other side, developers marketed as investments without due diligence, and enthusiasm dressed as expertise. The asset was usually fine. The advice was not.

If you are appointing someone to act for you internationally, these are the seven questions that separate a trusted broker from a well dressed introduction service.

1. Who pays you, and on what?

The single most important question. An agent paid by the seller or developer works for the seller or developer, whatever the brochure says. A genuine buyer's agent is engaged by you, discloses every fee, and has no incentive to push one asset over another. Ask for the answer in writing.

2. Are you licensed, and where?

In Dubai, that means a RERA broker registration number you can verify, operating under a licensed brokerage with a registered ORN. Elsewhere it means the local equivalent. A professional will volunteer these numbers before you ask. We publish ours on every page.

3. What do you decline?

Trust is easier to see in what an advisor refuses. Ask about deals they have walked away from and clients they have talked out of a purchase. An advisor with no such stories has never put a client's interest above a commission.

4. Show me your due diligence, not your marketing

Any broker can send a render. Ask instead for a sample of their working documents: a market comparison built on registered transaction data, a developer track record review, a title and permit check. Evidence based advice has a paper trail. Sentiment does not.

5. What can you show me that is not advertised?

In prime markets the best assets often trade privately. A broker's off market access is a direct measure of their relationships and their standing with owners. If everything they offer is already on the portals, you are paying for a search you could run yourself.

6. How many clients do you act for at once?

Representation is attention. A boutique advisor acting for a deliberately small client list can walk every shortlisted property, negotiate personally and answer their own phone. Scale is impressive in a brokerage. In an advisor, it is a warning.

7. Who is behind you?

Independence in advice, institution in execution. The ideal structure is a personal advisor operating within a licensed, established brokerage with international reach, so the counsel is boutique and the transaction infrastructure is not.
